Stoney Creek Reserve

Stoney Creek Reserve will be a premier upscale neighborhood. The very convenient location on Rapid City’s west side provides views in all directions of the Black Hills in the day and the city lights at night. We designed the development with one main street called Overview Lane that ends at a cul-de-sac. Overview Lane will gradually slope uphill to the cul-de-sac and will be fully maintained by the City of Rapid City, including street snow removal. Stoney Creek Reserve will have a total of 25 single family home lots. Further subdividing is strictly prohibited. Multiple lots can be purchased by the same buyer and can be combined into one lot for one single family residence. This will allow the buyer more elbow room or allow them to build a larger home if they desire. Lot combining can further reduce the number of homes in the neighborhood. This makes lots in Stoney Creek Reserve very limited and exclusive. One could even say that the lots are “reserved” for a limited few!

To help maintain the value of the homes in Stoney Creek Reserve, the developer has comprised a well-drawn up set of covenants. These covenants will help ensure that the neighborhood remains attractive and well-maintained. These covenants will help preserve a consistent and harmonious look throughout the community and set clear expectations, so everyone is on the same page.
